A landlord has many legal obligations with regards to the safety of the electrics in their property. Arguably the most important is the regular inspection of the electrical installation in the property. This is known as an Electrical Installation Condition Report, or EICR for short. An EICR must legally be performed every 5 years by a qualified and competent landlord electrician. An EICR is a detailed and thorough inspection of a property’s fixed electrical installation. It will highlight any issues with your electrics and the report itself will advise what action is required to rectify the problem.

To comply with legislation a landlord must employ a qualified and competent person to perform an EICR inspection or to make changes to the electrics in a property. A registered landlord electrician will hold:
- Adequate insurance. This will include at least £2 million public liability insurance and £250,000 professional indemnity insurance
- A qualification covering the current version of the wiring regulations (BS 7671)
- A qualification covering the periodic inspection, testing and certification of electrical installations
- At least two years’ experience in carrying out periodic inspection and testing
